Just Another Day in the Real Estate Jungle\u2026<\/strong><\/p>\n\n\n\n

That day, we were planning to show two beautifully renovated apartments belonging to the same owner. They had identical specifications, and we were showing them simultaneously.<\/p>\n\n\n\n

First call of the morning:<\/p>\n\n\n\n

\u201cGood morning, could I have the address for today\u2019s viewing?\u201d<\/p>\n\n\n\n

\u201cOf course. Let\u2019s meet at noon on Ter\u00e9z Boulevard, by Oktogon, in front of McDonald\u2019s.\u201d<\/p>\n\n\n\n

A brief silence, followed by:<\/p>\n\n\n\n

\u201cAnd what does the sign say?\u201d<\/p>\n\n\n\n

I\u2019d say\u2026 McDonald\u2019s.<\/p>\n\n\n\n

From noon onwards, the viewers arrived back-to-back \u2014 26 of them, precisely on schedule, like a group yoga class. Each person then moved on to the second apartment, where my colleague was waiting for them. Synchronized real estate.<\/p>\n\n\n\n

One viewer walked in, introduced himself and immediately asked:<\/p>\n\n\n\n

\u201cHow big is the apartment again? What\u2019s the price? Could you tell me about it?\u201d<\/p>\n\n\n\n

\u201cSorry, didn\u2019t you see the listing?\u201d<\/p>\n\n\n\n

\u201cI didn\u2019t have time to read it\u2026\u201d<\/p>\n\n\n\n

He\u2019d only come to view a property. Why bother reading about it first?<\/p>\n\n\n\n

Then a young couple arrived. The man was carrying an A4 notebook filled with questions.<\/p>\n\n\n\n

\u201cIs it undivided common ownership? Are there any easement rights? Does the cadastral map show exactly the same thing?\u201d<\/p>\n\n\n\n

\u201cThis is an apartment,\u201d I explained. \u201cNot a detached house.\u201d<\/p>\n\n\n\n

\u201cOh, sorry. I found the questions online. I\u2019ve never bought an apartment before \u2014 how am I supposed to know?\u201d<\/p>\n\n\n\n

Definitely didn\u2019t ask ChatGPT\u2026<\/p>\n\n\n\n

Then an elegant Chinese lady appeared and walked in just ahead of another gentleman.<\/p>\n\n\n\n

\u201cAre you together?\u201d<\/p>\n\n\n\n

\u201cI have no idea who she is.\u201d<\/p>\n\n\n\n

The lady spoke neither Hungarian nor English. We tried communicating through a translation app. Unsuccessfully.<\/p>\n\n\n\n

She slowly walked around the apartment, filming everything. <\/p>\n\n\n\n

We silently watched her for about 20 minutes. <\/p>\n\n\n\n

We had no idea who she was. She wasn\u2019t on the list of people booked for a viewing.<\/p>\n\n\n\n

Perhaps someone was making an international documentary about me without telling me\u2026<\/p>\n\n\n\n

By now, we were almost 30 minutes behind schedule, with clients inside the apartment and two more waiting outside the door. Then came another round of questions:<\/p>\n\n\n\n

\u201cWhat\u2019s the price? How many square metres? What are the monthly common charges? Does it have its own separate land registry number?\u201d<\/p>\n\n\n\n

This was probably the ninth time that day.<\/p>\n\n\n\n

\u201cI\u2019ll copy the listing and send it to you\u2026\u201d<\/p>\n\n\n\n

\u201cI\u2019m not interested in the listing! I want to hear it from you! That\u2019s what you\u2019re paid for!\u201d<\/p>\n\n\n\n

And that was the moment I understood: This wasn\u2019t a property viewing at all. It was an audition. And apparently, I had the leading role\u2026 <\/p>\n\n\n\n

In the end, several buyers competed for the apartments, a bidding war developed, and we sold both for several million forints above their asking prices. <\/strong><\/p>\n\n\n\n
