{"id":1419,"date":"2026-05-13T10:40:34","date_gmt":"2026-05-13T08:40:34","guid":{"rendered":"https:\/\/sperlinger.hu\/?p=1419"},"modified":"2026-09-13T10:41:09","modified_gmt":"2026-09-13T08:41:09","slug":"800-millio-forint-es-egy-apro-elfelejtett-reszlet","status":"publish","type":"post","link":"https:\/\/sperlinger.hu\/en\/800-millio-forint-es-egy-apro-elfelejtett-reszlet\/","title":{"rendered":"HUF 800 MILLION AND ONE \u201cTINY\u201d FORGOTTEN DETAIL"},"content":{"rendered":"<p class=\"wp-block-paragraph\">It was 2019.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Our buyer wanted to purchase <strong>two high-value properties<\/strong> at the same time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There was just one condition:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>either he could buy both of them, or he didn\u2019t want either one.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Each apartment was priced at around <strong>HUF 400 million<\/strong> .<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is serious money even today.<br>But back in 2019, a simultaneous <strong>HUF 800 million sale<\/strong> was the kind of transaction that could have put an agent at the top of the sales rankings even at the largest real estate networks.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And we were just a <strong>relatively small, 17-person agency<\/strong> at the time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So yes, it was rather exciting. \ud83d\ude42<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">One of the selected apartments was just about to be rented out. A tenant had already been found, willing to pay <strong>several million forints a month<\/strong>, but the owner was also open to selling if the right offer came along.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the other property, a commercial lease worth several million forints a year had just expired.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Everything seemed to be falling perfectly into place.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We prepared both offers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since the two completely unrelated sellers needed to <strong>accept them at practically the same time<\/strong>, we invited both of them to our office for the same appointment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Two separate rooms.<br>Two colleagues.<br>Doors open.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And me running back and forth between the two rooms, trying to make sure the signatures happened virtually simultaneously.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We simply couldn\u2019t risk one seller accepting while the other refused.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because then our buyer would have wanted <strong>neither property.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We were almost there.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pens ready.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Documents on the tables.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And then one of the sellers suddenly asked:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 <strong>And what happens if the tenant exercises the right of first refusal in the lease agreement?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">...<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>THE WHAAAAAT????<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Until that moment, I had never heard a single word about it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The sales colleague had somehow forgotten to note this \u201ctiny\u201d detail in the listing agreement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And had also completely forgotten to mention it to me \u2014 the person responsible for closing the transactions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>SIGNING STOPPED.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I spent the following week trying to do two things at once:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">while finding out whether the tenant of the other property intended collateral damage.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It wasn\u2019t easy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But I found a way.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Both sales went through successfully.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Our buyer got both properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Both sellers sold.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And we successfully closed the <strong>HUF 800 million transaction.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At this point, I could probably offer some profound professional wisdom about how, in a complex real estate transaction, every tiny piece of information matters.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But there is another memory from that day that has proved far more enduring.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>That was the day the walls of my office \u2014 and my \u201cforgetful\u201d colleague \u2014 discovered the particular glass-shattering pitch of my scream that nobody had ever heard from me before.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Not once in 58 years.<\/strong> \ud83d\ude07<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes real estate is
